Redevelopment of Burlington’s Waterfront Park and Lakeside Plaza Area

“Lakeside Vision”  – another new project the City of Burlington has started. It’s basically a project to redevelop and improve the southeast part of Burlington, including Skyway Arena, Lakeside Plaza and Burloak Waterfront Park. Designed to revitalize the area, bring more business and visitors, including allow residents to enjoy the premium waterfront area more freely, this initiative is very exciting!

This past November 2015, they had first of many public meetings at Robert Bateman High School, with over 300 people attending this time and sharing their opinions about city’s new initiative in redeveloping Burlington waterfront.

Here is a map of the proposed land for redevelopment.

Skyway Arena – initiative to redevelop the current Skyway park and arena in order to create more space, upgrade the structure, and allow for easier accessibility, as well as, tie it into the Lakeside Village plaza.

Lakeside Village – this is an important community shopping plaza for the Elizabeth Gardens and south East Burlington neighborhoods. Remodelling the plaza, adding appropriate commercial and community services, vital for the area is on top of the list, and connecting the plaza with the waterfront park further south.

Burloak Waterfront Park – the city plans to turn this into a beautiful park that spans along the waterfront as seen in the image below. The project phase I has already started in Nov 2016 and goes till May 2017. It includes four meter wide accessible waterfront pathway, shade pavilion, small performance area with seating, pedestrian guardrail, and invasive tree and shrub species removal. Followed by other phases in summer and fall of 2017.

The overall, high level plan is to basically connect all three areas together. The Skyway park and arena, with the Lakeside Village plaza and that with Burloak waterfront park. Allowing free flow and movement, otherwise obstructed and not so accessible.

New Outdoor Pool Coming to Burlington’s Nelson Park

After bring deemed “not safe to open” back in August 2015, due to the overall structural tank deterioration, the City of Burlington started the project, to replace the old Nelson Park outdoor pool with a nice new one, this past July 2016. First two out of the three project phases have been completed, and at the moment the pool is well under construction in the last phase. At the rate of progress it’ll be ready for summer of 2017.

When finished, it’ll be a new 8 lane, 50 meter outdoor pool, that will also have to the side a smaller leisure pool. And an close by a splash pad for the kids.

Burlington’s Housing Market Outlook for 2017

The average residential home sale price in Burlington/Hamilton area is estimated at $535,520 in 2016 – a 20% increase compared to 2015’s average of $446,961. The market has continued to see substantial growth!

Low inventory in Burlington/Hamilton area has caused a slow-down in sales. However, Hamilton is expected to get an inventory boost from couple of downtown new development projects, which are due to be completed in a year and a half.

First Time Home Buyers

Most of the first-time home buyers, from all over the GTA are buying homes in Burlington/Hamilton area because of the affordability factor and still being relatively close to Toronto. These people are spending about $300K for older, detached homes in Hamilton and about $500K for townhouses in Burlington.

Condo Market

Burlington/Hamilton area has experienced a demand for condos, due to a large number of young professionals and retirees looking for new and older condos close to downtown. This has caused a 21% sales price increase. Burlington and Hamilton both have large number of condo projects underway and more planned.

Luxury Homes

Sales of homes over $1 million were up from 63 between January and October in 2015, to 146 in 2016 during the same period. Increased activity from first-time buyers moving into the region from the GTA at the lower end of the market has allowed move-up buyers in Hamilton to become more active in the upper-end segment. With price appreciation expected to continue across the GTA and new construction in the upper end of the market in Hamilton-Burlington, demand for luxury homes is expected to remain strong in the region in 2017.

Future Trends

  • The GO train and LTR projects in Burlington/Hamilton area will continue to boost the local economy and bring lots of activity in the housing market.
  • New mortgage rules that came in effect at the end of 2016, may slightly, decrease the housing market demand because of a larger down payment that’s now required for both first-time and move-up buyers.
  • RE/MAX average residential home sale price expectation for Burlington/Hamilton area is 11%.
